ANALYSIS

Incompatible use

Incompatible use defines areas that go against the general nature of the community. The biggest instance of this is along U.S. 1 where you have commercial and light industrial intruding on the residential

areas. More complete definition of zoning areas is needed through buffering, as well as the rehabilitation of the residences in the ULI zones, making them viable commercial businesses.

Visual buffering

Visual buffering is the enhancement of the community by blocking potentially negative areas. This needed most in areas around the community that fall into the

realm of visual blight. The buffering would be completed through the use of landscape materials that would aesthetically improve the space.
